Parker Neighborhoods, Mostly Built Since 1981
Parker began in 1864 as a way station, grew out of a settlement called Pine Grove and took its current name in 1882, after James S. Parker bought the old Twenty Mile House. It stayed tiny for a century. Rapid residential growth in the 1990s and 2000s then produced the neighborhoods most people know: Stonegate on the north side, Canterberry Crossing to the east, where a master association oversees 14 sub-neighborhoods, and Stroh Ranch at the south end along the Cherry Creek Trail. Anthology, to the southeast, is newer still.
South of town, in unincorporated Douglas County, The Pinery is a different animal. Development began in the late 1960s and early 1970s, and most houses went up in the 1970s and 1980s, custom-built among mature ponderosa pines on lots that commonly run a third to half an acre and often more. Rustic contemporary and chalet-style houses with wood siding and stone are common. Pradera, also south of town, is a golf community with a private club.
For a kitchen, two starting points follow. In the master plans, structure and systems are generally sound, but the cabinetry, island and lighting reflect the builder budgets of their year. In The Pinery, the character lives in exposed beams, stone and timber, and the kitchen should take its lines from them.

New codes as of June 30, 2026
Parker's 2024 International codes, including the residential, energy and existing building codes, took effect June 30, 2026, alongside the 2025 Colorado Wildfire Resiliency Code and the state's electric-ready and solar-ready model code. The Pinery answers to the county
Because The Pinery is unincorporated, permits there come from the Douglas County Building Division, not the town. Its homeowners association coordinates Firewise wildfire mitigation and runs a slash and mulch disposal site, a reminder that these are forested lots. If kitchen work reaches outside, with a bump-out, new windows or a deck door, check it against the current wildfire rules early.
Several water providers
Water in and around Parker comes from more than one provider. Stonegate and Cottonwood have their own districts, and Parker Water and Sanitation District, a special district separate from the town, built Rueter-Hess Reservoir, finished in 2012, to reduce reliance on nonrenewable Denver Basin groundwater. Mineral content varies by source, so test stone samples against your own tap before choosing a sensitive marble.
